For tranquility and beauty, you can’t beat Pardee Homes’ hilltop Tremezzo neighborhood at Lake Las Vegas, according to new residents Bill and Marianne Blackburn, who recently moved into their new home overlooking the resort community.

“After 25 years of lakefront living in Seattle, we found rare lakefront living in Southern Nevada,” said Bill. But that wasn’t the Blackburns’ goal when they moved their construction tool business to Nevada.

“We thought we were going to live in a condo near the Las Vegas Strip, but after looking at several of them we decided that the fabulous night views couldn’t make up for the road noise,” he said. “Then a friend recommended we look at Tremezzo and we were hooked by the time we stepped into the courtyard.”

Marianne loves her night view at Tremezzo, especially seeing the outline of their “private mountain range” set off by the glow of the Strip behind the jagged peaks that resemble sharks swimming along the horizon.

“You don’t hear anything out here,” Bill said. “It’s tranquil, and that’s what we were looking for. We realized we didn’t want the urban crush so we opted out of the Strip lifestyle, which is what we thought we wanted.”

The Blackburns are also impressed with the amenities at Lake Las Vegas. “We’ve got great restaurants right here – in fact, we’ve got it all,” said Bill.

Lake Las Vegas is a premier residential and resort destination situated on a privately owned 320-acre lake located 17 miles from the Las Vegas Strip. Within the 3,592-acre master planned resort is a variety of residential offerings, world-class resorts, three golf courses, casinos, full-service marinas, water’s edge restaurants and cafes and boutiques.

Pardee provides initial country club memberships to home buyers at Tremezzo and Bella Fiore, also at Lake Las Vegas. Offered through The Club at Lake Las Vegas, Silver memberships include access to swimming pools, tennis courts, fitness centers, concierge service and limited golf at The Falls or Reflection Bay golf courses.

The guard-gated neighborhood of Tremezzo offers spacious homes ranging in size from approximately 3,168 to 4,320 square feet. To visit Pardee’s Lake Las Vegas neighborhoods, take I-215 east to the freeway’s end at Lake Mead Parkway. The Bushwell Family

With twins and another child on the way, the Buswell family likes the location and "room to grow" in their Pardee home at Esmeralda.

For one local South San Diego family, moving into Pardee Homes' Esmeralda neighborhood in Ocean View Hills was an easy choice. The Buswell family needed a home close to the border but also wanted a newer neighborhood. Esmeralda offers both.

"My husband Jordan works as a project manager in Tijuana for a sand and gravel company so being near the border is extremely important to us," said Rebecca Buswell. The Buswells moved into their Plan 3 home at Esmeralda in November 2005. Jordan and Rebecca have one-year old twins with another baby on the way.

"The homes are nice and new, and the area gives us the space we need to grow," said Rebecca. "Since the twins came, we finally have the space we need and then some."

Esmeralda is part of the master-planned community of Ocean View Hills, conveniently located just off of Otay Mesa Road and close to Interstates 805 and 905. Ocean View Hills provides residents with a short drive to South Bay beaches and Baja California. The Ocean View Hills lifestyle includes sparkling new venues for recreation, work, shopping and entertainment.

The Traverso Family

Traci and Tony Traverso were very happy with their first home at Fair Oaks Ranch, purchased when the master-planned community opened. Then triplets, Lauryn, Emma and Brady, grew from babies to toddlers, and it was time for bigger space. The couple found it at Hearthstone in Fair Oaks Ranch, choosing from distinctive homes with approximately 2,273 to 2,783 square feet of living space, 3 to 5 bedrooms and up to 4 baths, plus attached garage. Prices are from the mid $500,000s.

“We loved Cedar Creek and our first home-buying experience with Pardee Homes, so it made sense to go with this great builder again,” said at-home mom Traci. “Our triplets are two-and-a-half now, and have the growing room they need with our spacious home and homesite.”

Hearthstone’s Plan Three was the choice, with 4 bedrooms in about 2,774 square feet, and an open design with “fully utilized space,” reports Traci. “All square footage is used to best advantage, and with triplets, this counts,” she said. “We love the huge great room, and we made the bonus room into a playroom. As our children grow, we’ll turn it into a TV/entertainment area with a pullout couch for guests.”

Added Tony, “This home is absolutely perfect for us, and it’s wonderful to to see how it will evolve with our needs. Lauryn and Emma share one of the upstairs bedrooms, and Brady has the third. Later, we’ll move him to the downstairs bedroom with adjacent bath, and the girls will each have their own room and share a bath.”

A partner at a general contracting firm, Tony noted outstanding quality with Pardee Homes. “We looked at communities by other builders, but Pardee quality beat the others by far,” he said. “Our experience with the Pardee Homes team was phenomenal. Everybody was so helpful, and made our transition into our new home very easy.”

A host of little things meant a lot. “The sales staff was wonderful, every step of the way,” Traci said. “Pardee Homes’ Design Studio was just as helpful. They made sure our choices were installed and ready to go—with two loads of laundry every day I was especially happy to see my new washer and dryer!”

The Traversos also enjoy such recreational opportunities as the pool and water park at The Ranch at Fair Oaks. As a preschool teacher in Imperial Beach for the last 15 years, Mark Sotomayor has made it a lifelong goal to positively affect the children in his classroom. Pardee Homes, a builder of master-planned communities that include schools, libraries, parks and plenty of open space, also is determined to support the communities in which it builds, long after the last nail is hammered. That approach made the company a perfect fit for Sotomayor when he began looking for a new home in Ocean View Hills.

Recognized as “Teacher of the Year” in the district, Sotomayor has taught at the VIP Village Pre-School for a decade and a half. He said, “I feel that I have made a difference in children’s education, and I will continue this goal. As long as you put your ‘heart’ in what you do, you can make a difference in your community, too.”

After moving back to Southern Nevada from South Carolina last year, Jerel and Rebecca Nelson, along with their infant son Tristan began their search for a new home - a search that eventually led them to Pardee's San Rafael community in North Las Vegas.

"We truly looked at every new home neighborhood in the north and northwest valley and finally found all that we were looking for at San Rafael," said Jerel Nelson.

The community's North Las Vegas location adjacent to the master-planned Eldorado community was also a deciding factor for Jerel, who works as an environmental consultant at the Nevada Test Site.

"San Rafael is within a 10 to 15 minute drive to where I catch the bus daily to commute to the Test Site," said Jerel. "And, having a short drive to and from home was important, considering I spend nearly two-and-a-half hours commuting by bus each day."

The family selected San Rafael Plan 4C, which has four bedrooms, a game room, two-and-a-half baths, a two-bay garage and measures 2,331 square feet.

"This home really meets all of our current and future needs," said Jerel. "And, the neighborhood has great curb appeal and is located close to shopping and schools."

Located on Ann Road near Clayton Street, Pardee's San Rafael features four two-story plans, a small park and walking path in addition to cul-de-sacs and tree-lined curvilinear streets. Homes range in price from $258,400 to $299,400.

"San Rafael has received great response from families from all over the Las Vegas Valley," said Sales Director Rob Tuvell. "The homes are not only well-designed in a charming neighborhood, they also represent a good value in this market."

Each two-story home features high-volume ceilings downstairs with a luxurious master bedroom suite with oval soaking tub and separate shower, an upstairs loft and convenient upstairs laundry facility.

"Like every other new Pardee home, our San Rafael neighborhood features ENERGY STAR® homes designed to exceed national energy efficiency standards by at least 30 percent," Tuvell said. The homes also include high-speed wiring.

The award-winning San Rafael Plan One has approximately 1,577 square feet of living space with three bedrooms, two-and-a-half baths and a two-bay garage. It is priced from $258,400.

Plan Two includes approximately 1,651 square feet of living space with two bedrooms, two-and-a-half baths, a den and two-bay garage. It is also available with up to four bedrooms and three baths in up to approximately 1,860 square feet of living space. It is priced from $270,400.

With approximately 1,820 square feet of living space, Plan Three offers four bedrooms, two-and-a-half baths and a two-bay garage. An optional game room is also available in the plan, which is priced from $288,400.

San Rafael's Plan Four includes three bedrooms, two-and-a-half baths, a loft and two-bay garage in approximately 1,985 square feet of living space. It is also available with up to 2,331 square feet of living space that includes an optional game room. It is priced from $299,400.

To visit San Rafael, from Craig Road, travel north on Camino Al Norte until it becomes Camino Eldorado, proceed north to Ann Road and turn left. The model park entrance is one-half mile ahead on the left. Visitors are welcome from 10 a.m. to 5 p.m. Tuesday through Sunday, and from 11 a.m. to 5 p.m. Monday.

Margery and Guy Williams wanted to find a one-story home to retire in with a bigger yard for their dogs Lucy and Ricky that was also close to family. They found it all in Pardee Homes' new Acacia neighborhood in the Nevada Trails master-planned community.

"This is our happy-ever-after home," said Guy. "After living on and off in Las Vegas for more than 30 years, this is finally where we want to spend the rest of our lives."

Margery, who has one sister living in Nevada Trails and another one moving in soon, said, "We all want to be closer to one another, and we all found what we were looking for in Nevada Trails."

The Williams chose Acacia's single-story Plan One because they like the open space provided by the great room and kitchen, as well as the enclosed courtyard.

Offering up to five bedrooms and four baths, Acacia homes feature courtyard entries in four one- and two-story floor plans in approximately 1,989 to 3,495 square feet of living space, currently priced from $395,950 to $486,950.

Acacia joins the recently-opened neighborhoods of Palo Verde and Mesquite in Nevada Trails.

"In addition to a family-friendly setting in a great southwest location, the three new Nevada Trails neighborhoods offer exciting LIVINGSMART® choices for healthier, more energy-efficient living options," said Ray Landry, assistant vice president of sales.

Designed and built for energy efficiency, Pardee's Nevada Trails homes have already merited the Environmental Protection Agency's coveted ENERGY STAR® label for exceeding national energy efficiency standards by at least 30 percent.

Pardee's innovative LIVINGSMART program offers environmentally sensitive features and options in the categories of EARTHSMART(TM), ENERGYSMART (TM) and HEALTHSMART (TM).

"Our new model park is also a showcase for the conservation of water in our arid environment," Landry said. "Our models are set in a beautiful desert demonstration garden that serves as a guide to responsible outdoor living in the Mojave Desert."

The master-planned community of Nevada Trails is being developed to offer a wide range of choices for homebuyers in the rapidly developing southwest Las Vegas, according to Landry. The community, which will include 13 acres of parks and 10 acres of trails, is located one mile south of 215 on Rainbow at Robindale.

The new 10-acre Nevada Trails Park is now open near the intersection of Rainbow Boulevard and Warm Springs Road. Developed by Pardee in cooperation with the Clark County Parks and Recreation Department, the park includes basketball and tennis courts, tot lot, playing fields, exercise track and picnic pavilion. It is connected to the community's trail system that is landscaped with native and drought-resistant trees and plants.

Nevada Trails is also the site of the Pardee-built Ultimate Family Home, which was featured as the Show Home during the recent 2004 International Homebuilders Show in Las Vegas. "Many of the sustainable technologies used in the Show Home are now offered to families in the new Nevada Trails neighborhoods," Landry said. Buying a new home can be a daunting task for anyone -- especially for a young, single and very busy businesswoman. However, Anita Ruiz, who recently purchased a Tamarind home in Pardee's newest neighborhood in Eldorado Highlands, said Pardee's sales process made it a lot easier.

"After dealing with other builders, I really appreciated Pardee's sales team," Ruiz said. "They were friendly, welcoming and really easy to deal with because they work as a team to guide you through the home buying process."

Ruiz, who has owned and operated her own tourist-oriented novelty business for three years, moved to Las Vegas five years ago from Park City, Utah, to pursue career opportunities in one of the nation's fastest-growing cities.

Her first home was like her first car, "a junker," she said. "One drawback of being a single woman is that I had to rely on begging people to help me when things went wrong."

"I know there are far fewer problems with a new home, but Pardee has anticipated almost every question or concern that I might have by giving me a large customized binder that spells out who to call and what to do," she said.

While home maintenance can be a bother to a single woman, the biggest setback for most, according to Ruiz, is, "Can I afford it?" After looking at other builders and their neighborhoods, Ruiz said Tamarind's price and location were "the best." She also appreciated Pardee's "workmanship and good quality."

"When I saw the Plan Three at Tamarind, I thought 'Wow! This is a really cool home.'" With approximately 2,513 square feet of living space, the two-story home includes four bedrooms and three baths.

"We get the same reaction about these homes from all of our buyers," said Sales Director Rob Tuvell. "From singles to large families, Tamarind receives a lot of praise."

Located near Seastrand Park, Tamarind offers a wide range of floor plans and flexible room options, according to Tuvell. The neighborhood features one- and two-story homes with up to five bedrooms and three baths in four floor plans with from approximately 1,914 to 2,959 square feet of living space.

Currently priced from $332,950 to $397,950, Tamarind homes feature high-volume ceilings, front porch or courtyard, ENERGY STAR® standards and high-speed wiring. Options for a retreat, home management center, bonus room, loft, tech center and library are available depending on the plan selected.

To visit the new Tamarind neighborhood, from Craig Road, travel north on Camino Al Norte until it becomes Camino Eldorado, and proceed northwest to the Tamarind Sales Center and Model Park. Visitors are welcome from 10 a.m. to 6 p.m. Tuesday through Sunday, and from 11 a.m. to 6 p.m. Monday.

All homes in Eldorado Highlands include the ENERGY STAR® program that keeps homes warmer in the winter and cooler in the summer while reducing the cost of energy. "They exceed national energy efficiency standards by at least 30 percent," said Tuvell.

The Eldorado community includes a fire station, an elementary school named in honor of the late Pardee executive Lee Antonello, the adjacent Eldorado Park, and the 23-acre Seastrand Park, both donated by Pardee to the City of North Las Vegas.

The family of U.S. Marine Corps Sgt. Drew Leathery is moving into their new home this month in Pardee Homes' Dakota neighborhood in the planned community of Shadow Mountain Ranch while Sgt. Leathery is serving his country in Iraq.

After months of planning to buy a new home, Sgt. Leathery was deployed to Iraq just weeks before they were finally able to make the purchase, according to his wife Tracy Robbison. Despite the inconvenience, she and their children Briana, 3, and Tyler, 10, are looking forward to their relocation.

"I feel sorry for Drew because he is missing out on making exciting decisions on our new home," Tracy said. "But we are keeping him up to date through e-mail."

Sgt. Leathery, a Quality Assurance Inspector for H53 support helicopters with a Marine Air Unit, has been transferred to Florida and then back to Las Vegas, where the family has lived for the past year while he has commuted to San Diego.

"We have family living here so we made Las Vegas our home," Tracy said. "He works wherever they send him, and right now, unfortunately, that's in Iraq."

Before moving to Las Vegas, Tracy had done computer research to look at Las Vegas communities and home builders.

"Friends recommended Pardee, and once I read up on builders, I decided we had to have a Pardee home," she said. She also wanted a home close to schools and found that the Dakota neighborhood was right across from a new middle school in southwest Las Vegas that Tyler will attend next year.

After "falling in love" with the Plan Four model home in Dakota, they waited until the plan became available on a cul-de-sac corner lot. Although the family has rented a home in the meantime, Tracy and the children spend a lot of time in the model so they can figure out where everything will go when they move in.

In addition to finding the floor plan they liked in a location they desired, Dan and Kaycie Hatakyama found a "great buying experience" with their purchase of a new home in Pardee Homes' Tamarack neighborhood in the Rancho Las Palmas master-planned community.

"This experience is so much greater than the first time we bought a home," said Kaycie. "The process is pretty straightforward and everyone is so organized, providing very efficient follow-through."

Dan, a door captain at an upscale resort, and Kaycie, a data-based marketing manager, moved from Hawaii to Las Vegas six years ago for better job opportunities. The couple also had friends and relatives in the Las Vegas area.

Bob and Ty Walsh, who have lived in Las Vegas for 22 years, have chosen their new home in the Ventana neighborhood of Pardee's Vista Verde planned community in the Centennial Hills area of northwest Las Vegas.

As a former television newsman and gubernatorial assistant, Bob Walsh has seen the community grow beyond anyone's imagination two decades ago. "This was open desert on the way to Mt. Charleston back then, but now it's a whole new city," said Bob, who is now Vice President of Public and Government Affairs for US Avestor.

Ty Walsh, an account executive with a local advertising and public relations agency, agreed. "You can find anything you want in the Centennial Hills commercial centers," she said. "Plus, we are on a higher elevation where the air is clearer and the view is better.

"
According to Pardee sales executive Rob Tuvell, the immediate area already includes schools, two parks, a golf course, shopping centers, restaurants and residential neighborhoods.

The layout and design of the homes in Ventana, in addition to the ENERGY STAR® features, sold the Walsh family on their new Pardee home. "After looking around in this part of town, we found the Pardee plans to be far superior to any other models," said Bob. Two generations of the Toland family from Iowa have found homes in Pardee Homes' master-planned community of Nevada Trails in southwest Las Vegas, according to Ray Landry, assistant vice president of sales for Pardee Homes of Nevada.

"We are honored that this family has chosen to live in our family-oriented community," Landry said. "Pardee has planned Nevada Trails to appeal to families of all sizes and all ages."

Gary and Nancy Toland have purchased a Plan Two home in the Saddle Peak neighborhood of Nevada Trails, while their son Ryan has a new Plan Four Manzanita home. It's the first home purchase for Ryan, a director of compliance for a local resort.

"Just to live down the street from my Mom and Dad is awesome," he said. "The house itself is a good value, but you can't put a price on being able to drive home every night through the palm tree-lined and landscaped entry to our neighborhood."

Gary, an insurance executive who has been the general contractor in building four previous family homes, said, "I know the difference between quality and non-quality, and Pardee has a well-deserved reputation for quality."

He and his wife, Nancy, a triage nurse, both praised Pardee's customer service response time and the ease of working with Pardee Home Loans representatives. "It has been an outstanding experience," he said.

With three neighborhoods and 11 model homes in a park-like setting, Nevada Trails offers a wide range of choices for homebuyers in the rapidly developing southwest Las Vegas. The community is located one mile south of 215 on Rainbow at Robindale.

North Las Vegas Councilwoman Shari Buck says that her Mandevilla home in Pardee's Eldorado Highlands is a "sanctuary."

"This is the right place for me to be," said Buck, who is beginning her second term and fifth year on the North Las Vegas City Council. "The home, the neighborhood and the community are a sanctuary for me after a stressful and busy day."

Buck, her husband Keith and children Jenna, Jordan, Jessie and Kacy found that Mandevilla's single-story Plan Two had the square footage the family needed in an open floor plan on a home site located next to Seastrand Park.

"While Eldorado is a quiet and peaceful place for us to live, I love hearing the kids playing in the park," Buck said. "When I open the doors in the evening I can hear the crack of baseball bats and children laughing. It's a wonderful sound."

Arthur and Annie Plata were careful to make the choice that was exactly right for them and their two children when considering their second new home purchase. "Location and the builder's name meant everything to us," said Annie Plata, explaining their selection of a new home by Pardee; the Platas purchased in Mission Oaks, Pardee's master-planned community in Camarillo. "We love this community, and our friends told us Pardee has a great reputation - now we see why."

Natives of the Philippines, The Platas came to the U.S. in 1986, and describe that decision as "the big move," according to Arthur, who shares with Annie their insurance consulting firm. Yet after 17 years in their first home, the second move was almost as significant. "We had many agendas, including a location more convenient for our work, which includes lots of travel," said Annie. "So, easy freeway access was an issue. Our daughter was growing up and needed her own space, which our Oxnard home didn't have. And we wanted a room and bath for my mom. We wanted all of this, plus we wanted it from a builder whose name we could trust."

The Platas began their search by talking to friends, including an architect who suggested they check out homes by Pardee. As they shopped various locations for the house and price they wanted, they also compared notes on the service they were getting. "Pardee's people stood out immediately," said Arthur. She also happily discussed the many upgrades she and Arthur chose. "My house is almost like a model home," said Annie. "I took the kitchen's double oven, white cabinetry, a built-in desk and granite slab. We said yes to the entertainment center and lots more; the choices were terrific."

When Richard and Cathy Lynch walked into the Plan Two model home in the Fontana neighborhood in Pardee's Eldorado Highlands, they both said, "Oh wow," according to Richard.

""I've never loved a house as much as this. As soon as I saw it, I knew this was the perfect home," said Cathy. The Plan Two features a large great room that opens to both the kitchen and the formal dining room.

The Lynch family, which includes James, 9, and Joey, 1, hosted a neighborhood party only four weeks after moving in. Richard, who is with the US Postal Service, and Cathy, who works in a financial institution, said they were eager to be a part of the Eldorado community.

"While I've been in town 15 years, I've always wanted to live up here," Cathy said. "It's a great neighborhood and all the people are really nice."

Pardee Homes is developing the Fontana neighborhood close to parks and schools in the Eldorado Highlands section within the Eldorado master-planned community, according to Rob Tuvell, Pardee area sales manager.

"With elevated locations close to Seastrand Park and Cram Middle School, you can't beat Fontana for a top quality family lifestyle at the top of the Las Vegas Valley," Tuvell said. "It's another great part of the Eldorado experience."

Built on an elevated 23-acre setting overlooking the Las Vegas Valley, Seastrand Park's soccer, basketball, tennis and baseball fields, picnic areas, playgrounds and walking trails provide a neighborhood hub for residents, according to Tuvell.

Fontana features one- and two-story Energy Star homes with approximately 1,594 to 2,931 square feet of living space, currently priced from $202,450 to $269,950.

"Fontana families enjoy the benefits of the included ENERGY STAR® package that exceeds national energy standards," Tuvell said. "With high performance windows, engineered heating and cooling systems and tightly sealed air ducts, this program is designed to increase a home's energy efficiency by at least 30 percent."

The single-story Plan One includes three bedrooms, two baths, family room and two-bay garage, and options that include a nursery off the master suite or two master suites. There is also an option for a three-bay garage. Plan One includes approximately 1,594 to 1,827 square feet of living space.

Plan Two is a single-story home with approximately 1,979 square feet of living space that includes three bedrooms, two baths and two-bay garage, with an optional fourth bedroom, den or dining room.

With approximately 2,349 square feet of living space, the Plan Three is a two-story home with three bedrooms, den or optional fourth bedroom, three baths and two- or three-bay garage.

Fontana's Plan Four is a two-story, four-bedroom, three-bath home with three-bay garage in approximately 2,459 square feet. One plan includes approximately 2,712 square feet of living space, including up to five bedrooms, while another offers 2,931 square feet, including up to six bedrooms.

. The Eldorado Highlands model park offers families a choice of several model homes on an elevated location across from Seastrand Park.

Pardee's Eldorado master-planned community currently includes a fire station, an elementary school named in honor of the late Pardee executive Lee Antonello and the adjacent Eldorado Park and Seastrand Park, both donated by Pardee to the City of North Las Vegas.

To visit Eldorado Highlands, travel north on Camino Al Norte from Craig Road. Follow Camino Al Norte until it becomes Camino Eldorado, proceed north to Eldorado Highlands Sales Center and Model Park. Visitors are welcome from 10 a.m. until 5 p.m. Tuesday through Sunday and 11 a.m. to 5 p.m. Monday.
